CROIX UNTY 4oi a r,nur< v ,wmagement -OGQ Community Development Department December, 4" 2017 Creative Homes Inc. 707 Commerce Dr. STE 410 Woodbury, MN 55125 RE: Land Use Permit Conditional Approval: File# LUP-2017-058 Project Location: 764 Kilt Court: S25.T29N.R19W; Town of Hudson To Whom It May Concern, Community Development staff have reviewed the Land Use Perini( application for construction of a new single- farnily residence and filling and grading greater than 10,000 sq. it. for the construction of the dwelling, driveway and Private Onsite Wastewater Treatment System (POWTS) within the Shoreland Overlay District, chapter 17.30. The request has been conditionally approved based on the application submission and the following findings. Please see the enclosed site plan to reference the general erosion control and grading notes. • The property is Lot 38 of Indigo Ponds Subdivision. • The Impervious Surface calculation provided is at 10% total impervious coverage, which is compliant with Ch. 17.301. The amount of new and existing Impervious Surface is less than 15%, therefore mitigation is not required. • Erosion and Sediment Contrcl plans have been submitted that meet Wisconsin Department of Natural Resources Technical Standards. • The structure meets the 35-f1. maximum height requirement for a principal structure. • The proposed project meets all applicable Shoreland Zoning setbacks based on the site plan. Based on these findings, approval of the Land Use Permit is subject to the following conditions: 1.A pre-construction inspection is required to verify the sediment, erosion control has been installed per plan, and sensitive areas flagged which are not to be disturbed. These areas to be flagged include: a. 75' Building Setback from Ordinary High Water Mark as per site plan b. Private Onsite Wastewater Treatment System Contact Rick Ingli, Land Use Technician, to schedule an inspection at (715) 531-1917. 2.St. Croix County reserves the right to require additional sediment and erosion control measures to be installed if found necessary due to site-specific concerns. 3.A tracking pad shall be installed prior to any land disturbance or construction activities. Wisconsin DNR Conservation Practice Standard 1057, Stone Tracking Pad shall be followed; this standard is enclosed. It is the applicant's responsibility to secure any other required local, state or federal permit(s) and approval(s) prior to land disturbance activity. 5. Failure to comply with the terms or conditions above may result in the revocation of this permit by the Zoning Administrator according to Chapter 17.30(13). This approval is subject to the conditions listed above; it does riot allow for any additional construction, structures, or buildings beyond the limits of this request. Your information will rernain on file at the St. Croix County Community Development Department suite. It is your responsibility to ensure compliance with any other local, state, or federal permitting or regulations, including contacting the Town of Hudson and the Department of Natural Resources to inquire if additional permissions are required. Ihis permit is valid for one year, with the possibility of up to two (2) six-month extensions it the applicant submits the appropriate permit extension tee and documentation to the Zoning Administrator. A copy of the I and Use Permit placard should be submitted to the local Building inspector for the town upon application for the building permit. The placard must be posted on the job-site and visible from public view.
