Additional property conveyed .o this property; therefor the proposed project meets all applicable setbacks. • The existing and proposed Impervious Surface calculation was completed and resulted in less than 15% (1.5%), therefore, mitigation is not required. • The POWTS instal'ation is approved under State Sanitary Permit #600219; coverage is valid for two years. • Erosion and Sediment Control plans have been submitted that meet Wisconsin Department of Natural Resou-ces Technical Standards. • Vegetation will no- be disturbed within 35-feet of the Ordinary High Water Mark (OHWM). • There is an existing Outbuilding that does not entirely comply with the 75-foot OHWM setback. Improvements beyond Ordinary Maintenance and Repair on nonconforming structures shall require review and/or approval from -his Department. Based on these findings, approval of the Land Use Permit is subject to the following conditions: 1. A tracking pad shall be installed prior to any land disturbance or construction activity that may result in sediment being tracked onto the public roadway. Wisconsin DNR Conservation Practice Standard 1057, Stone Tracking Pad shall be followed; this standard is enclosed. 2. All general erosion control notes shall be followed per plan. Community Development shall be notified once the tracking pad and silt fence has been installed. Permanent vegetation shall be established once final grade is reached or as soon as applicab e. A temporary cover crop such as oats, winter wheat or rye may be needed depending on seeding application date. Refer to DNR Technical Standard 1059 for more information. 4. St. Croix County reserves the right to require additional sediment and erosion control measures to be installed if found necessary due to site-specific concerns. A ditch check or temporary check dam may be needed until the area around the culvert has been stabilized. 5. The maximum structure height shall be 35 feet measured according to Chapter 17.09, Structure Height Measurement. 5. Once construction has finalized, this residential lot shall have one driveway access. 7. It is the applicant's responsibility to secure any olhcr equired loea~; :,rata or federal pen iiLfs) and approval(s) prior to land disturbance activity. 8. Failure to comply with the terms or condition,. ~~bouc may result I the tcvocation of this permit by the Zoning Administrator according to Chapter 17.30(13). This approval is subject to the conditions listed above; it does not allow for any additional construction, structures, or buildings beyond the limits of this recuest. A copy of the Land Use Permit placard should be submitted to the local Building inspector for the town upon application for the building permit.
