Community Development staff have reviewed the Land Use Permit application for the construction
of a single-family dwelling, attached garage, and driveway in the Shoreland Overlay Zoning District
pursuant to Chapter 1',•.30 I. The request has been conditionally approved based on the application
submission and the follolaing findings:
I he proposed structures meet the 75-foot setback to the ordinary high water mark.
• The proposed structures rneet the 50-foot setback to the wetland
• -he proposed structures meet the 20-1`00t bluffline whack.
• The proposed structures meet the setbacks to the property lines.
• Total land disturbance is approximately 10,000 square feet.
• uosion and sediment control plans have been submitted that meet Wisconsin Department of
Natural Resources Technical Standards- Best management pram es and stornwater management
ovi l be incorporated.
• The Impervious Surface (IS) calculation resulted in 3% Impervious; as per requirements of the
Orchards of St. Croix SUbdivision, mitigation standards As per Chapter 17.30 M apply. The method
chosen for mrtujation was to apply Stormwater Management Standards in § 17.30 K.I. These
standards have been reel as designed by Land Surveyor, Doug Zahler,
• A County sanitary permit for a ne:w private onsite wastewater treatment system will be required.
• No land disturbance to slopes greater than 19.99% was proposed.
Based on these findings, approval of the I and U%e Permit is subject to the following conditions:
1. Prior to Construction, the 50-toot wetland setback and ?0 foot bluffline setback must be flagged
and erosion contol measures, such as silt fencing. sediment logs, or berms must be installed
downslope and prior to all land disturbance acliwly.
A pre-construction inspection is required to validate setbacks and verify erosion and sediment
control has been installed downslope of construction activities. Please call the Inspector. Rick (/'IS)

4. As per § 17.30 M.2.d- the mitigation measures shall be maintained in perpetuity and an enforceab e
obligation such as a shoreline mitigation agreement, affidavit or deed restriction must be recorded
with the register of deeds.
S. A post-construction inspection is required prig to removing the temporary sedenent anti erosicar
conl-o measures, please call [he Inspector 1715j 386 19'17 to schedule this inspection,
6. St. Croix County reserves the right to equire additional sediment and erosion control measures to
be installed if'ound necessary due to site-specific concerns and will be docurnenled in an as-built
site plan.
All ternporary erosion control measures shall be left in place and maintained until the site has
mac'ied a point of at least 70% permanent vegetation. Permanent vegetation shall be established
once final grade is reached or as soon as applicable per plan.
8. It is the applicant's responsibility to secure any other required local, state or federal permit(s) and
approvals; prior to land d sturbance activity.
9. Failure to comply with the terms or conditions above may result in the revocation of this permit by
the Zoning Administrator pursuant to Chapter 17.71 and chapter 17,30 P. (13).
This approval is subject to the conditions listed above; it does not allow for any additional
construction, structures, or buildings beyond the I mits of this request Your information will remain
on file at the St. Croix County Community Development Department suite, It rs your responsibility to
ensure conrpl ance with any other local, state, or federal permitting or regulations, rncludircl
contacting the Town of St. Joseph and the Department of Natural Resources to inquire if additional
permissions are required, This permit is valid for one year, with the possibility of up to two (2) six
month extensions if the applicant submits the appropriate permit extension fee and documentation
to the Zoning Administrator A copy of the I and Use Permit placard should be submitted to the
to,vn's local Building Inspector upon applying for town budding pernit(s;. The orange placard must
be posted on thejob sile and visible from public view.
