Jeff, Community Development staff have reviewed the I and Use Perrrnt application for the construction of a single-family dwelling, attached garage and driveway in the Shoreland Overlay Zoning District pursuant to chapter 17.30 1.2.a. The request has been conditionally approved based on the application submission and the following findings. Please see the enclosed site plan to reference the general erosion control and grading notes. • 'he 15 fool setback to the ordinary high water mark has been met. • ;0 toot setback to the wetland has been met. 1 he setbacks to the property lines have been reel. • the 20 foot bluffline setback has been met. • Total land disturbance is above 10,000 Square Feet. • Erosion and Sediment Control plans have been submitted that meet Wisconsin Depaitinent of Natural Resources Technical Standards. Best Management Practices and Stormwater Management will be incorporated. • the County Sanitary permit for a new Private Onsite Wastewater Treatment System has been approved. Permit No. 606911. • No land disturbance to slopes greater than 1999% is to occur. Based on these findings, approval of the Land Use Permit is subject to the following conditions: 1. Prior to Construction, the 20-foot bluffline setback must be flagged. the vehicular tracking pad installed per site plans prior to any land disturbance activity. If existing biturr,inous driveway is to rernain during construction activities, this cirri be used in lieu of the tracking pad, provided sediment does not track offsite. 2. A pre-construction inspection is required to validate setbacks and verify erosion and sediment control has been installed downslope of construction activities. St. Croix Courty reserves the right to require additional sediment and erosion control measures to be installed it found necessary due to site-specific concerns and will be documented in an as-built site plan. 4. All temporary erosion control measures shall be left in place and maintained until the site has reached a point of at least 70% permanent vegetation. Permanent vegetation shall be established once final grade is reached or as soon as applicable per plan, 5. A post-construction inspection is required prior to removing the ternporary sediment and erosion control measures, please call me at (715) 386 4142 to schedule this inspection. 6. It is the applicant's responsibility to secure any other required local, state or federal permit(s) and approval(s) prior to land disturbance activity. 7, Failure to comply with the terms or conditions above may result in the revocation of this permit by the 7oning Administrator pursuant to Chapter 17.71 and chapter 1130(13). This approval is subject to the conditions listed above; it does rot aloes for any additional construction, strxiurrs, or buildings beyond the limits of this request. Your infonration will remain on file at the St. Croix County Cornmunity Developrtient Department suite. It is your responsibility to ensure compliance with any other local, stale, or federal permitting or regulations, including contacting the Town of St. Joseph and the Department of Natural Resources to inquire if additional permissions are required. I his permit is valid for one year, with the possibility of up to two (2) six month extensions if the applicant submits the appropriate permit extension fee and documentation to the 7oning Administrator. A copy of the Land Use Permit placard should be submitted to the town's local Building Inspector upon applying for town building permit(s). I he orange placard must be posted on the job-site and visible from public view.
