FINDINGS OF FACT AND CONCLUSIONS OF LAN'1'

4. The applicant requests a Conditional Use Permit for Limited Commercial Recreational
Activities. pursuant to Section 17.1 i(6)(nt).
5. ]'he applicant proposes to have educational classes for children and adults that include
herbal medicine rnakino. no-till farming, composting, chicken care and permacultire.
b. T'he access has adequate site distance for the proposed use and there kill he no parking

This request would not impair the current or future a gricullural use of Surrounding
properties as the site itself is an active farm and no additional structures are proposed at
this time.

DECISION
On the hasis of the above Findin«s of Fact. C'ondusions of Law, and the record herein. the Board
approved the applicant's Conditional I ise requests. with the following condition:
I. The applicant shall be responsible for securing any necessary local. State. or Federal
permit(s). licenses and approvals.
The Limited Commercial Recreational Activities to be as followed:
The applicant shall havc a maximum of `3 classes per year.
• fhe classes are held year round.
• A maximum Of 15 children or adults per class.
• Classes are held between 10 am-9 pm.
• One class in one <_'iven day.
The applicant is required to have semi-impervious surfaces (gravel) on all driyiways and
parking areas. 1 ivy i adequate off slreel parkin spaces shall be provided as no vehicles
shall be parked on the right-of-way of Old F Fast.
q. Sanitaq facilities and hand yNashinu stations shall he provided for all classes.
No other classes shall take place without getting the appropriate pcrrnits and or- approvals
from the Contnwnit\' Development Department and or approval from the Board of
Adjustment if required.

County and State standards.
Any signage shall comply with section 1 ~.bi Sign Regulation ofthe St. Croix Counq Code
of Ordinances (Land Use and Development).
8. These conditions may be amended or additional conditions may be added if unanticipated
circumstances arise that would affect the heath and or safeO of citizens or degrade the
natural resources of St. Croix County. Conditions will not he amended or added without
notice to the property owner and an opportunity for a public hearing.
