The request has been conditionally approved based on the application submission and the following findings: 1 he proposed structure meets the "S-foot setback to the ordinary high water mark, 50 toot setback to the wetland and is located within the 300 fool setback to the ordinary high water mark. The proposed structure meets the property line setbacks. • According to FEMA I inn Panel Map Number 5Y109C0364E, a portion of this property is mapped /one AE; the Regional Flood I levalion (R.F.E.) is mapped as 917.00'. The project is proposed above the RFF. 1 ne impervious surface calculation resulted in 9% total impervious surface therefore, Mitigation is not required. In 2015, LUP-2015-002 permitted the shed with stormwater management to infiltrate 5"10 ft.`. • I otal land disturbance is approximately 10,000 square feet. 1 rosion and sediment control plans have been submitted that meet Wisconsin Department of Natural Resources I ethnical Standards. Best management practices and stormwater management will be incorporated. • A County sanitary perrnil k>r a private onsite wastewater treatment system was issued on September 22, 2015 for a 4 bedroom single-family dwelling. (Permit No, 579093). • No land disturbance to qualifying slopes greater than 19.99% is proposed. • No walkways, decks or patios are being proposed at this time. If additional structures are being added in the future, a separate land use permit will be required. Based on these findings, approval of the Land Ilse Permit is subject to the following conditions: 1. An occupancy affidavit will need to be signed stating there is no residence in the accessory structure of the properly. 6 St. Croix County reserves the right to require additional sedirnent and erosion control measures to be installed if found necessary due to site-specific concerns and will be documented in an as-built site plan. Al temporary erosion control measures shall be left in place and maintained until the site has reached a point of at least 70% permanent vegetation. Permanent vegetation shall be established once final grade is reached or as soon as applicable per plan. 9.
