Rebecca and Dean,
Community Development staff lmave revie,aed the Land lise Permit application for the construction
n+ an accessory structure (barn) that exceeds the maximum height allowance pursuant to the St
C roix County Loning Ordinance. The request has been (onditio,41,11 approved based on the
al,plication submission and the following findings:
• The property is 11.21 acres and zoned Rural Residential
• The proposed structure meets the properly line setbacks.
• Section 17.12;6)(b) allows farm silos, barns and other farm strudums and ne( essary mechanical
appurtenances to be excepted from the height regulation in Section 17.12(5), with a land use permit
issued by the /oning Administrator,
• A land use permit application was submitted on 6/17/19 for the construction of a barn to house
Animal Units, spe(ifically Horses.
• A County sanitary permit for a private onsite wastewater treatment system ,vas issued on Lune I
?019 for an accessory structure. (Permit No. 615340).
• No land disturbance to qualifying slopes greater than 19.99% is proposed.
Based on these findings, approval of the Land Use Permit IS subject to the fol"Wing u;ndr,ums:

The structure shall have at least '10 feet of separation from the drain field installed.
The structure shall not be placed within the Shoreland overlay district.
4. A County sanitary permit for a new private onsite wastewater treatment system was issued on June
'13, 7019. An occupam y affidavit will need to be signed stating there is no residence in the
accessory structure of the property.
M Croix County reserves the right to require additional sediment and erosion control measures to
be installed if found necessary due to site specific concerns and will be documented in an as-built
Site plan.

approval(s) prior to land disturbance a(livity.

the Zoning Administrator pursuant to Chapter 17.71 and chapter 11.30 P. (13).
1 his approval is subject to the conditions listed above, it does not allow for any additional
construction, structures, or buildings beyond the limits of this request. Your information will remain
on file at the St. Croix County Community Development Department suite. It is your responsibility to
ensure cornphancc with any other local, state, or federal permitting or regulations, including
contacting the Town of Somerset and the Department of Natural Resources to inquire if additional
permissions are required. I his permit is valid for one year, with the possibility of up to two (2) six-
rnonlh extensions if the applicant submits the appropriate permit extension fee and documentation
to the /oning Administrator. A copy of the Land Use Permit placard should be submitted to the
town's local Building Inspector upon applying for town buildinq penm(sl_ I he orange placard must
