Community Development staff have reviewed the Land Use Permit application for the construction
of a single-family dwelling, attached garage, driveway and septic system in the Shoreland Overlay
Zoning District pursuant to Chapter '17.30 I. 1 he request has been conditionally approved haled on
the application submission and the following findings:
• I he proposed structures meet the 75-foot setback to the ordinary high water rnark and are within
the 300-foot setback to the Ordinary I ligh Water Mark.
• The proposed structures meet the setbacks to the property lines.
• Total land disturbance is approximately 10,000 square feet.
• Erosion and sediment control plans have been submitted and meet Wisconsin Department of
Natural Resources Technical Standards. Crest management practices and stormwater management
will be incorporated.
• The impervious surface calculation resulted in 7.7`Yo total impervious surface, therefore, mitigation is
not required.
• A county sanitary permit for a new private onsite wastewater treatment systern will be required.
• No land disturbance to slopes greater than 19.99% is proposed.
Based on these findings, approval of the Land Use Permit is subject to the following conditions:
1. Prior to Construction, the property lines, the S0-foot building setback to the road right-of way and
the /S-foot OHWM setback must be flagged and erosion control measures, Such as silt fencing,
sediment logs, or berms and a tracking pad must be installed prior to all land disturbance activity.
2. A pre-construction inspection is required to validate setbacks and verity erosion and sediment
control has been installed. Please call me at (11S) 386-4684, to schedule this inspection.
3. No land disturbance shall occur downslope of the proposed silt fence.
4. St. Croix County reserves the right to require additional sediment aril erosion control measures to
be installed if found necessary due to site-specific; concerns and will be docurnented in an as built
site plan.

site plan.
5. All temporary erosion control measures shall be left in place and maintained until the site has
reached a point of at least 70% permanent vegetation. Permanent vegetation shall be established
once final grade is reached or as soon as applicable per plan.
6. A post-construction inspection is required prior to rernoving the temporary sediment and erosion
control measures and verify the bio infiltration basins are in place. Please call me. at (71S) 386-4684,
to schedule this inspection.
It is the applicant's responsibility to secure any other required local, state or federal permit(s) and
approval(s) prior to land disturbance activity.
8. Failure to comply with the terms or conditions above may result in the revocation of this permit by
the Zoning Administrator pursuant to Chapter 17.71 and chapter 17.30 P. (13).
]his approval is subect to the conditions listed above: it does not allow for any additional
construction, structures, or buildings beyond the limits of this request. Your information will remain
on file at the St. Croix County Community Development Department suite. It is your responsibility to
ensure compliance with any other local, state, or federal permitting or regulations, including
contacting the Town of Somerset and the Department of Natural Resources to inquire if additional
permissions are required. This permit is valid for one year, with the possibility of up to two (2) six-
month extensions if the applicant submits the appropriate permit extension fee and documentation
to the Zoning Administrator. A copy of the Land Use Permit placard should be submitted to the
town's local Building Inspector upon applying for town building permit(s). 1 he orange placard must
be posted on lhejob-site and visible frorn public view.
