General Zoning Chapter 17.18 Commercial District
Community Development Department staff have reviewed your site plans for a Self Storage
Facility, which is a permitted use within the Commercial Zoning District. The proposal includes the
construction of five (S) storage buildings.
Phase 1: buildings 01, 2 and 3, site grading, all utilities, erosion control, all stormwater best
management practices, pavement, all landscaping and fencing, per plan sheet C3.0
Phase 2: buildings #4 and 5, erosion control and pavement, per 2019 Expansion sheet C3.0.
Findings:
• Construction of Phase 1 is complete and an onsite inspection has been conducted.
• I andscaping for phase 1 is complete.
• Stornwater BMP's for phase 1 are installed and complete.
• Lighting meets Commercial District standards.
• Screening along property perimeter is installed and complete.
• Paving as per site plan for phase 1 has been completed.
• A sign permit has been obtained.
Based on these findings, this site is subject to the following conditions:
1. A post-construction inspection is required to verify construction meets site plans, the stormwater
BMP's are working and prior to removing erosion control measures to determine the entire
project site has reached a point of 70% permanent vegetative cover. It is the
applicant/agent's responsibility to schedule this with Community Development
Department staff.

2. Erosion control must be installed and maintained in accordance with lhe'General Erosion
Control Notes' submitted in the plan application prior to any land disturbance activity.
St. Croix County reserves the right to require additional erosion control measures to be
installed during construction if warranted.
3. Vegetation shall be managed to stabilize all disturbed areas in accordance with the
'General Lrosion Control Notes' submitted in the plan application. If permanent seeding
is riot accomplished by September 1`r, then temporary seeding or mulch should be
applied.
4. Landscaping and screening shall be maintained as per plan.
5. The Owner(s) is responsible to ensure the best management practices installed on the
property continue serving their intended purposes in perpetuity in accordance with the
slorrnwater management plan.
6. the applicant shall secure any other required local, state, or federal permit(s) and
approval(s) prior to land disturbance activity.
I his permitted use review is valid for one year, with the possibility of up to two (2) six month
extensions if the applicant subrnits the appropriate documentation to the Zoning
Administrator. It is the applicant's responsibility to schedule inspections with Community
Development Department staff.
This approval is subject to the conditions listed above; it does not allow for any additional
construction, structures, grading, paving, filling or clearing of vegetation beyond the limits
of this request. Your information will remain on file at the. St. Croix County Community
Development Department suite. It is your responsibility to ensure compliance with any other
local, state, or federal permitting or regulations, including contacting the Town of St. Joseph
and Wisconsin Department of Natural Resources to inquire if additional permissions are
required.
