Community Development staff have reviewed the I and Use Permit application for the construction
of a single-family dwelling, attached garage, driveway and septic system in the Shoreland Overlay
Zoning District pursuant to Chapter 17.30 I. The request has been conditionally approved based on
the application Submission and the following findings:
All new structures meet the 75-foot setback to the ordinary high water mark.
The existing garage will be removed arid replaced, within o smaller footprint on 78-foot x 27-foot
Concrete slab/potio entrance to the home. Meets W is. Scats 59.Ei92(lk)(a)2.(2015 Wisconsin Act 55)
1 he height of the single-family dwelling does not exceed the 35 foot maximum height for a
principal structure.
The proposed structures rneel the setbacks to the property lines.
• Total land disturbance is approximately 10,000 square feet.
Frosion and sedunent control plans have been submitted and meet Wisconsin Department of
Natural Resources Technical Standards. Best management practices and stormwater management
will be incorporated.
The impervious surface calculation resulted in 6.4% total impervious surface therefor, mitigation is
will riot be required.
• A County sanitary permit for a private onsite wastewater treatment system was issued on lily 10,
2018 for a 3-bedroom single-family dwelling. (Permit No. 605066).
Based on these findings, approval of the I and Use Permit is subject to the following conditions:
1. A pre construction inspection is required to validate setbacks and verify erosion and sediment
control has been installed.
7. St. Croix County reserves the right to require additional sediment and erosion control rneasures to
be installed if found necessary due to site-specific concerns and will be documented in an as-built
site plan.

3. All temporary erosion Control measures shall be left in place and maintained until the site has
reached a point of at least 70% permanent vegetation. Permanent vegetation shall be established
once final grade is reached or as soon as applicable per plan.
4. A post-construction inspection is required prior to removing the temporary sediment and erosion
control measures and verify the bio infiltration basins are in place.
5. It is the applicant's responsibility to secure any other required local, state or federal permit(s) and
approval(s) prior to land disturbance activity.
6. 1 allure to comply with the terms or conditions above may result in the revocation of this permit by
the Zoning Administrator pursuant to ( hapter 1 i.11 and chapter 1130 P. (13).
This approval is subject to the conditions listed above; it does not allow for any additional
construction, structures. or buildings bend the iiniW., of this request. Your information will remain
on file at the St. Croix County Community Development Department suite. It is your responsibility to
ensure compliance with any other local, state, or federal permitting or regulations, including
contacting the Town of I iammond and the Department of Natural Resources to inquire if additional
permissions are required. This permit is valid for one year, with the possibility of up to two (2) six-
rnonth extensions if the applicant submits the appropriate permit extension fee and documentation
to the Zoning Administrator. A copy of the I and Use Permit placard should be submitted to the
town's local Building Inspector upon applying for town building permit(s). The orange placard must
be posted on the job-site and visible from public view.
