Dear Len Fricke,
Community Development staff have reviewed the application to laterally expand a Structure for a
garage connected via breezeway, add solar panels on the existing structure and to construct a solar
mast within in the Shoreland Overlay District. On July 73, 7019, the application was deemed
complete. The request has been conditionally approved based on the application submission and
the following findings-
. All members of Aushegun 1, HC are in approval to the construction at /W Aushegun ; rail;
the application was signed by the President.
1 he proposed lateral expansion meets the 20-foot setback to the bluffline, measured to the
Proposed roof overhangs. The height of the expansion complies with Section 17.30 F.4.
The proposed solar Mast will be constructed beyond the 70-foot setback to the bluffline
and shall comply with the structure height per Section 17.30 F.4. (no taller than 35-feet).
The proposed solar panels will be constructed on the existing root of the structure and will
be situated flat against the roof.
local land disturbance will be limited to the rninirnal amount necessary due to existing
contours. Best Management Practices will be incorporated as a condition during the
construction phase.
• Disturbance beyond the bluffline setback, within slopes greater than 2S% is not proposed
in this application aril is prohibited by ordinance.
• Impervious Surface (IS) calculation for the property resulted in 731% IS, therefore, mitigation
is riot required. The project resulted in addition of 1,096 square feet of impervious surface.
Based on these findings, approval of the Land Use Permit is subject to the following conditions:
1. The 70 foot setback from the bluffline shall be flagged off before and during construction
to prevent accidental structure encroachment within the setback.

2. Silt fence shall be installed downslope of the structure during construction as a Best
Management Practice.
3. A pre-construction inspection is required to verify this setback and that erosion and
sediment control are installed prior to land disturbance. It is the applicant's responsibility
to schedule this appointment, please call me. at (71S) 386 4680 to schedule this inspection.
St. Croix County staff reserve the right to require additional Best Management Practices
(BMPs) due to site conditions.
4. All temporary erosion control measures shall be left in place and maintained until the site
has reached a point of at least 707o permanent vegetation. Permanent vegetation shall be
established once final grade is reached or as soon as applicable per plan.
S. A post-construction inspection is required to close out the permit. It is the applicant's
responsibility to schedule this appoinlrnent, please contact me at (71S) 386-4680 to
schedule.
6- It is the applicant's responsibility to secure any other required local (Bass Lake
Rehabilitation District), state or federal permit(s) and approval(s) prior to land disturbance
activity.
Failure to comply with the terms or conditions above may result in the revocation of this
permit by the /oning Administrator according to Chapter 17.36.
1h his approval is subject to the conditions listed above; it does not allow for any additional
construction, structures, or buildings beyond the lirnils of this request. Your inforrnation will remain
on file at the St. Croix County Community Development Department suite. It is your responsibility
to ensure compliance with any other local, state, or federal permitting or regulations, including
contacting the Town of St. Joseph and the Bass Lake Rehabilitation District to inquire if a building
permit is required.
This permit is valid for one year, with the possibility of up to two (2) six-month extensions if the
applicant submits the appropriate permit extension fee and documentation to the /oning
Adrninistralor. A copy of the Land Use Permit placard should be submitted to the local Building
Inspector for the town upon application for the building permit. The orange placard must be posted
on thejob site and visible from public: view.

Instructions: Calculate the area in square feet of all existing and proposed impervious surfaces on your lot.
The percentage of impervious surface shall be calculated by dividing the surface area of existing and
