Dear Richard & Patricia Each,,
Community Development stiff have reviewed the application to place an accessory structure (temporary
storage shed), and for filling and grading on Me property located Within the Lower St Croix Rivarway Overlay
District The request has been conditionally approved based on Me application submission and the following
findings. Please See the enclosed site plan M reference the location of the structure, general emsion control
and stornswater infiltration trench plans.
• A complete application was submitted on September 3, 2019. Additional information regarding the site plan
was subsequently required Plan set with updated notes was received on September 26, 2019.
• The applicant proposes to place a temporary storage shetl on the property while disturbing less than 10,OW
square Met and at 100-feet from the bluflline. It is anticipated the project Will Include approximately L200
square feat of land disturbance according to the site plans.
• Stormwater management plans and erosion and sediment control plans have been submitted that Mee
Wisconsin Departmentof Natural Resources Technical Standards and creature standards set forth in the Lower
St Croix Riverway, Overlay District Section 17.36 H ]. Best Management Practices will be incorporated.
• An infiltration trench Will be constructed to capture and infiltrate storm water. Irwin be built according to page
10 of Me Technical Design Guidelines of the Wisconsin Storm Water Manual.
• Vegetation removal read) is required and approved a" part of this permit Vegetation removal is outside of
Me OHWM and Bi line setbacks and shall limited to the minimal amount necessary to complete this project
• The proposed accessory structure will meet the following setbacks as measured to the nearest part of the
structure, including the roof overhang:

The maximum structure height for an accessory structure shall be governed by the basezoningtlirtrict. The
Town of Troy General Zoning Colombo will apply.

A Conservation Easement (Document 799956, as recorded at the Register of Deeds Office) exists on the
properly, between the property owner and the Town of Troy. The project will need M ba In compliance with
the Conservation Easement

Based on these findings, approval of the Land Use Permit is subject to the following
conditions:
1. The following shall be nagged prior to site construction'. 35 foot exterior lot line setback, and the 100 foot
setback from the Moisture. The stormwater infiltration trench area shall also be flagged off to prevent
congestion from construction activities.

of at least 20%permanent vegetation. Permanent vegetation shall be established once final grade is reached
or as Soon s applicable per plan.

Easement on the property.

and maintenance requirements and be receded with the County Register of Deeds within 30 days after
