Community Development staff have reviewed the Land Use Permit application for the construction
of single-family dwelling, driveway and septic system in the Shoreland Overlay Zoning District
pursuant to Chapter 17.30 I. The request has been conditionally approved based on the application
submission and the following findings:
• The property is currently Lot 2 of Certified Survey Map Volume 18 Page 4680 Document Number
749955.
• The proposed structures meet the 75-foot setback to the ordinary high water mark.
• The proposed structures meet the setbacks to the property lines and maximum height
requirements.
• Erosion and sediment control plans have been submitted and meet Wisconsin Department of
Natural Resources Technical Standards- Best management practices will be incorporated
• Total Impervious area is not required since this is not a riparian lop however staff calculations
determined the imperious area at approximately 5%.
• A County sanitary permit for a private onsRe wastewater treatment system was Issued on October
15, 2019 for 4-bedroom single-family dwelling (Permit No. 617725).
Based on these findings, approval of the tend Use Permit Is subject to the following conditions
1. Prior to Construction, erosion control measures, such as slit fencing, sediment logs, or berms and a
tracking pad must be installed prior to all land disturbance activity.
2. A preconstmchon inspection is required to valldate setbacks and venfy erosion and sediment
O
control has been installed. Flood plain and property Imes must be staked prior to Inspection.

3. St. Croix County reserves the right to require additional sediment and erosion control measures to
be installed if found necessary due to site -specific concerns and will be documented in an as -built
site plan.

4. All temporary erosion control measures shall be left in place and maintained until the site has
reached a point of at least 70%permanent vegetation. Permanent vegetation shall be established
once final grade Is reached or as soon as applicable per plan
5. 6. A post -construction inspection is required prior to removing the temporary sediment and
erosion control measures and verify the bi0-infltation basins are In place. Please call me at (715)

6. It Is the applicants responsibility to secure any other required local, state or federal permits) and

month extensions if the applicant submits the appropriate permit extension fee and documentation
to the Zoning Administrator- A copy of the Land Use Permit placard should be submitted to the
town's local Building Inspector upon applying for town building Permit(s). The orange placard must
be posted on thejob-site and visible from public view.
