Pine Cliff Partnership,
Community Development staff have reviewed the Land Use Permit application for the construction
of a single-family dwelling, driveway, and septic system in the Shoreland Overlay Zoning District
pursuant to Chapter 17 301. The request has been conditionally approved Eased on the application
submission and the following findings:
• The property is currently metes and bounds description but proposed Lot 12 of Pine Cliff &h
Addition.
The proposed structures meet the 75-foot setback to the ordinary high watermark.
• The proposed structures meet the setbacks to the property lines and maximum height
requirements.
• Erosion and sediment control plans have been submitted and meet Wisconsin Department of
Natural Resources Technical Standards. Best management practices and dormwater management
will be Incorporated.
• Total impervious area will be 33%.
• A County sanitary permit fora private entire wastewater treatment system was Issued on October
2, 2019 for 4-bedroom single-family dwelling.( Permit No. 617702).
Based on these findings, approval of the Land Use Permit is subject to the following conditions:
1. Prior to Construction, erosion control measures, such as silt fencing, sediment logs, or berms and
tracking pad must be installed prior to all land disturbance activity.
2. A pre construction inspection is required to validate setbacks and verify erosion and sediment
control has been installed OHWM and property lines must be staked prior to inspection. Please
call me at (715) 31 to schedule this inspection.
3. St. Croix County reserves the right to require additional sediment and erosion control measures to
be Installed if foundnecessary due to site -specific concerns and will be documented in an as -built
site plan.

4. All temporary erosion control measures shall be left in place and maintained until the site has
reached a point of at least 70% permanent vegetation. Permanent vegetation shall he established
S. 6ce final grade is reached or as soon as applicable per plan.
A post-canstruction inspection is required prior to removing the temporary sediment and
erosion control measures and vainly the doinfiltrationbasins are in place. Please call me at (715)

approvals) prior to land disturbance activity.
]. Failure to comply with the terms or conditions above may result in the revocation of this permit by
the Zoning Administrator pursuant to Chapter 1771 and chapter 1730 P. (13).

on file at the St. Croix County Community Development Department suite. It is your responsibilitym
ensure compliance with any other local, state, or federal permitting or regulations, including
contacting the Town of Somerset and the Department of Natural Resources to inquire if additional
permissions are required. This permit is valid for one year, with the possibility of up to two(2)six-
month extensions if the applicant submits the appropriate permit extension fee and documentation
to the Zoning Administrator. A copy of the Land Use Permit placard should be submitted to the
town's local Building Inspector upon applying for town building permit(s). The orange placard must
be posted on the jobsiteand visible from public view.
