Dear Nicole Saudeaux.
Community Development staff have reviewed the Land Use Permit application for the construction
of an accessory structure (detached garage, 22' x 32') in the Shoreland Overlay Zoning District
Forward to Chapter 17.30 I. The request has been conditionally approved based on the application
submission and the following findings:
• On October 18, 2019, Community Development verified the proposed structure as Flagged met the
required 75-foot setback to the Ordinary High Water Mark (011i and the 50-foot setback to the
edge of road right-of-way.
• The proposed structure replaces two structures (a cottage and a shed) that have existing since the
survey in 1987. These structures have already been removed as noted during the 10/18/19
inspection.
Although the smallest amount of bare ground was exposed at Inspection, erosion control was not
Installed. A plan will be -Implemented as a condition of approval to meet Wisconsin Department of
Natural Resources Technical Standards. Bert management practices will be incorporated
• The total lmperv(ous Surface calculation resulted in 145%: therefore, mitigation is not required per
2015 Act 55. Any Improvements In the future will likely require mitigation If the lot results in
greater than 15% Impervious surface.
Based on these findings, approval of the Land Use Permit is subject to the following conditions:
1. The distance between the proposed accessory structure(garage) and the principal structure
(house) shall be 10 feet measured from overhang to overhang. The setback from the garage to
the lift station shall be 5-feet.
2. Prior to Constructors, the sediment logs shal l be installed between the garage and the water and
remain until construction Is finalized and any disturbed areas have been seeded. The property
owner is to notify Community Development of erosion control Installation. Please contact the main
office at (715) Safi-4680.
3, St. Croix County reserves the right to require additional sediment and erosion control measures to
be installed if found necessary due to site -specific concerns.

4. All temporary erosion control measures shall be left In place and maintained until the site has
reached a point of at least 70% permanent vegetation. Permanent vegetation shall be established
once Anal grade Is reached, due to the time of construction, permanent vegetation will likely not
set until spring and so the sediment logs will need to be In place until then.
5. Apost<onrtmction inspection is required prior to removing the temporary sediment and erosion
control measures and to close out the permit file. Please call me at (715)386-4680, to schedule this
inspection.
6. Itisthe applicant's responsibility to secure any other required local, state or federal permit(s) and
approvals) prior to land disturbance activity.

the Zoning Administrator pursuant to Chapter 17,71 and chapter 17.30 P. (13),
This approval is subject to the conditions listed above it does not allow for any additional

on file at the St. Croix County Community Development Department suite. It Is your responsibility to
ensure compliance with any other local, state, or federal permitting or regulations, Including
contacting the Town of Somerset and the Department of Natural Resources to Inquire If additional
permissions are required This permit is valid for one year, with the possibility of up to two (4 six-
month extensions if the applicant submits the appropriate permit extension fee and documentation
to the Zoning Administrator. A copy of the Land Use Permit placard should be submitted to the
town s local Building Inspector upon applying for town building permigg The orange placard must
be posted on thejob-eite and visible from public view.
