Community Development star have reviewed the Land Use Permit application for the construction
of a single-family dwelling, driveway and septic system In the Shoreland Overlay Zoning District
pursuant to Chapter 17.301. The request has been conditionally approved based on the application
submission and the following findings:
• The property is currently Lot 17 of North Bass Lake Estates a Sc Croix County Plat.
The proposed structures meet the 75-toot setback to the ordinary high water mark.
• The proposed structures meet the setbacks to the property lines and maximum height
requirement-
• Erosion and sediment control plans have been submitted and meet Wisconsin Department of
Natural Resources Technical Standards. Best management practices will be incorporated
• Total Impervious area is not reconnect since this is not a riparian lot, however staff calculations
determined the Imperious area at approximately 4%.
• ACounty sanitary permit for a private onsite wastewater treatment system was issued on October
31, 2019 for a 4bedroom single-family dwelling. (Permit No. 617745).
Based on these findings, approval of the Land Use Permit Is subject to the following conditions:
1. Prior he Construclon, erosion control measures, such as silt fencing, sediment logs, or berms and
tracking pad must beinstal led prior to all land disturbance cavity.
2. A penconstruction inspection is required to validate setbacks and verify erosion and sediment
control has been installed. Flood plain and property lines must be snaked prior to inspection.

3 St Croix County reserves the right to require additional sediment and erosion control measures to
be installed if found necessary due to site specific concerns and will be documented in an as -built
site plan.

4. All temporary erosion control measures shall be left in place and maintained until the site has
reached a point of at least 70%permanent vegetation. Permanent vegetation shall be established
once final grade is reached or as soon as applicable per plan.
5. 6 A postocirstmction inspection is required prior to removing the temporary sediment and
erosion control measures and verify the did infiltration basins are in place. Please call me at (715)

6. It is the applicant's responsibility to secure any other required local, state or federal permit and
approvals) prior to land disturbance activity.

ensure compliance with any other local, state, or federal Permitting or regulations, Including
contacting the Town of Somerset and the Department of Natural Resources to Inquire if additional
permissions are required. This permit is valid for one year, with the possibility of up to two (3) six-
month extensions if the applicant submits the appropriate permit extension fee and documentation
to the Zoning Administrator. A copy of the Land Use Permit placard should be submitted to the
town's local Building Inspector upon applying for town building permit(e). The orange placard must
be posted on thejob-site and visible from public view.
